As a Senior Business Development Executive with Better Homes, your duties and responsibilities will include, but not limited to -
# Nurture client relationships, source new clients and integrate new clients into existing business.
# You will be reporting to STR Portfolio Manager.
# Your primary duties will include, but not limited to:
• Create and execute weekly/ monthly prospecting plan for property management listings
• Establish and maintain a database of prospective clients and key contacts
• Conducting market research
• Perform listing presentations and rental appraisals
• Ensure the agency marketing materials are sent to and received by prospective clients
• Maintain an accurate, up-to-date record of all rental property appraisals and new property management listings obtained
• Collect all new management agency documentation including:
1. Property Title Deed
2. Copy of Agreement of Sale
3. Copy of Completion Certificate of payment to the developer.
4. Passport copy of the owner and the joint buyer(if any) / Trade license of the company
5. Full Address of the owner along with Tel, Fax, Mobile and e-mail address.
6. Copy of Receipt for payment of Service Charges to Developer.
7. Property / unit floor plan.
8. Bank account details (UAE or oversee).
9. Notarized Power of Attorney
10. Any other important information about the property.
• If unit is rented:
o Copy of the tenancy contract
o Tenant's contact details
o Passport copy of the tenant
o Condition report
o Key receipt
o Rent receipts
o Copy + any pending cheques for the year of the rental cheques
o Any important previous correspondence
• Arrange professional photos, floor plans and marketing scripts for all new properties.
• List the contact and unit details in Masterkey
• Maintain communication with new management clients throughout leasing process.
• Filing of business development documents
• Comply with all company policies and procedures
• Prepare correspondence with prospective and new landlord clients
• Together with the Portfolio Manager create and execute the department marketing plan
• Complete and lodge weekly and monthly reports
• Attend all team meetings and training sessions
• Handling complaints
• Leasing
• Be flexible and assist with other non - business development related tasks as requested by the Portfolio Manager.
# Your Key Performance Indicators are as follows:
• $9,000 in additional management fees per month
• Emails and phone calls returned ideally within 4 hours maximum 24 hours.
• Customer service standards complied with
• All new management agency documentation files are complete and accurate
• Accurate reporting of all figures/ data and reports
• Attend all team meetings
• Company policies and procedures adhered to
# With the measurement of:
• Monthly departmental reports
• Customer service surveys
• Spot check by the Portfolio Manager
